LEED AP Operations and Maintenance (O+M) Practice Test

While there are no formal prerequisites to take the exam, the USGBC strongly recommends that candidates have prior experience working on a LEED O+M project or possess a deep understanding of sustainable building operations. Most successful candidates have a background in facilities management, engineering, property management, or sustainability consulting, and have engaged directly with the operational aspects of buildings. It is highly advisable to review the candidate handbook for the most current recommendations, as guidelines can evolve.

The LEED Green Associate demonstrates a broad, foundational knowledge of green building principles and all LEED rating systems. The LEED AP O+M is a specialized, advanced credential that delves deeply into the technicalities of the Operations and Maintenance rating system specifically. It focuses on the ongoing performance, commissioning, energy/water management, waste streams, and indoor environmental quality of existing buildings, requiring a more detailed and applied level of expertise. The AP O+M is designed for practitioners actively working in the field, while the Green Associate is often an entry point.

The LEED AP O+M exam is a computer-based test consisting of 100 multiple-choice questions (scored and unscored) to be completed in 2 hours. The questions are application and analysis-based, requiring you to solve problems and make decisions. The exam is scored on a scale of 125 to 200, with a passing score of 170. The scoring accounts for question difficulty, and results are provided immediately upon completion at the testing center.

The LEED AP O+M credential is valid for two years. To maintain it, you must earn 30 continuing education (CE) hours within that two-year cycle, with specific hour requirements in LEED-specific topics and other green building education. These hours can be earned through various approved activities like courses, webinars, conferences, project work, and authorship. Detailed reporting and fees are managed through the USGBC's credential maintenance program (CMP).

The essential resource is the official LEED O+M Reference Guide for the specific version of the rating system you are testing on (e.g., v4.1). The USGBC's candidate handbook and the online guide are critical. Supplement these with the USGBC's official education platform courses, practice exams from reputable providers, and a thorough review of credit interpretation rulings (CIRs) and addenda.
